Lead highlights explained
Short answers to the questions contractors ask us most about their leads.
What is “Applied by Homeowner”?
A homeowner has applied for a permit for their own property, and the permit has not been issued yet. It is the earliest sign of a new project. We show it in areas where permit applications are available; everywhere else, we use issued permits.
What is “Owner-Pulled”?
The property owner pulled the permit themselves instead of a contractor. Often this is a homeowner who may still need help with all or part of the job.
What are “Gap Trades”?
A permit for one trade on a job that usually needs others, for example a kitchen remodel permit with no electrical or plumbing permit yet. It is your chance to offer the missing trade.
What is the Lead Score and the Top 10?
We score every lead from 0 to 100 by project size, freshness, trade fit and highlights, so you can call the best ones first. Your daily email starts with your Top 10: your 10 best-scoring leads.
How do I contact these homeowners?

How fast do I get new leads?
New leads arrive every weekday morning, by about 6 AM ET: a fresh email with your Top 10 and a CSV of every new lead for your trades and areas.
How same-day postcards work
“Same-day” means we mail your postcard the same business day the lead appears. For orders placed before the daily cutoff, cards are printed and handed to USPS that day, then delivered by First-Class Mail in about 2–5 business days. Orders placed after the cutoff mail the next business day.
- Leads arrive each morningAt about 6 AM ET, the feed scores every new lead and checks it against your postcard rules: your trades, ZIP codes, minimum lead score and a daily or monthly card limit.
- We pick who gets a cardMatching permits get a card, with Applied by Homeowner and Owner-Pulled leads first. The homeowner card goes to the owner's name and mailing address where available, otherwise to “Current Resident” at the property. Absentee owners, such as landlords and investors, get the card at their mailing address. Optional neighbor cards go to the closest 25–100 homes around the job: “We're working in your neighborhood.”
- We clean every addressAddresses are standardized and checked against USPS records, and change-of-address updates are applied. We remove duplicates, do-not-mail requests and anyone you mailed in the last 30 days.
- Your card, your brandYou approve a 4×6 or 6×9 design once, at onboarding. Every card has a unique QR code to your booking page and a unique tracking phone number. We never use “official notice” or anything that looks like a government mailing.
- Proof first, then mailedEach morning you get the final proof by email and text. Approve it, request changes or let it run: after 1 hour, cards that pass our final check mail automatically before the daily cutoff, and you get a copy of what was sent.
- Track your resultsCalls and QR scans flow into your CRM pipeline. Mark each lead won or lost, and a monthly report shows cards sent, calls, bookings and revenue won.
Postcard pricing
- Postcards: $1.25 each, 200 cards a month minimum.
- Neighbor mailers: $0.65 each, 1,000 minimum.

What is the FREE sample delivery?
One FREE delivery of the DMV Trade Feed: a full day's newly issued permits for one trade, in the same email and CSV format our subscribers get. No credit card needed. It is a one-time sample, one per company, so you can judge the leads before you sign up.
Do the leads include homeowner phone numbers or emails?
No. Each lead lists the property address, permit type and scope of work. Where available, we add the owner's mailing address. That is enough to mail a postcard or letter, or to knock with a door hanger. Reach homeowners by mail or door hangers, never with cold texts or robocalls.
Hasn't the homeowner already hired someone?
Often, for the trade on the permit. That is why every feed highlights three kinds of leads. Applied by Homeowner: the homeowner has applied for a permit that is not issued yet, the earliest signal of all. Owner-Pulled: the owner pulled the permit, not a contractor, so they usually haven't hired every trade. Gap Trades: a building permit was issued, but no electrical, plumbing, HVAC or roofing permit has been pulled at that address yet. Homes near an active job are often the same age and need the same work, too.
Why are some leads in gold?
Gold marks the Applied by Homeowner, Owner-Pulled and Gap Trades leads. They appear first in your email and CSV. Applied by Homeowner is shown in areas where permit applications are available. Owner-Pulled is shown where the permit names the applicant, contractor or owner, such as Washington DC and Arlington County, but not Montgomery County.
How do I track which leads I win?
Mark each lead won or lost and get a monthly results report showing how many leads you worked, won and lost.
How many leads will I get?
It depends on your trades, your areas and the season. Your FREE sample delivery shows a real day of leads for your trade before you pay anything.
What does Territory Lock do?
For $297/month more, you are the only company receiving your trade's feed in that jurisdiction. It is limited to one company per trade per jurisdiction.
Will you add more counties and cities?
Yes. We add a jurisdiction once we can deliver its permits reliably every day. DMV Trade, Pro and All-Access subscribers get new DMV jurisdictions at no extra cost. Outside the DMV, we cover major US metros with the same plans: Local Feed $97, Metro Trade Feed $197, Pro Feed $297 and All-Access $497 a month.
Is a lead guaranteed to become a job?
No. The feed gives you timely, sorted public permit information. Results depend on your offer, your outreach and your follow-up. Trade labels are assigned automatically, so a few may be off; you always see the full scope of work.
How do I cancel?
Reply to any feed email or write to sales@viperconsulting.ai. Monthly plans stop at the end of the month you have paid for. There is no contract.
